跟着我们一起来回顾几个重点思路:

一,什么是投资组合?

投资组合是金融投资理财产品的综合配置: 股票、债券、商品、现金和现金等价物,包括封闭式基金和交易所交易基金(ETF)。
人们普遍认为股票、债券和现金是投资组合的核心。虽然经常是这样,但不需要成为规则。
一个投资组合可能包含广泛的资产 包括房地产、艺术品和私募投资。

二,投资组合中的关键要点

多元化是投资组合管理中的一个关键概念。 一个人的风险承受能力、投资目标和时间范围,对现金流的需求灵活性都是关键因素。

三.投资资金流通性与回报率的关系

一般来说高流通性的投资产品对应着高回报率而随之而来的高风险也相对高。

在投资前大家需要对自己对以上投资组合提到的:个人风险承受能力,投资目标,时间范围和现金流的需求进行测评,来选着合适的理财产品。

从图片来看,流通性从强到弱的理财产品分别是:现金,股权,基金,固定收益产品(国债),地产, 大宗商品。

四.基金产品的优势在哪里?

对于时间有限的企业主,职业经理人,或者有一定财富积累,考虑子女成长的长线投资人,利用专业基金经理人的时间与经验为你打理资金,让其稳健增长;

我们都知道把鸡蛋放到一个篮子的风险, 好的基金能分散投资标的,灵活调整,把风险值降到最低。

五,目前的投资环境下怎样我该怎样参与荷兰的地产投资呢?

荷兰是欧盟人均收入最高的国家之一,失业率低,通胀温和,且荷兰政府政策透明,稳定。

六, 在荷兰能投资哪些商业地产呢?

住宅,餐厅、酒店,办公楼,农业用地。物流中心,中央厨房。

其中物流中心与中央厨房受到疫情的加速,加之其拿地相对简单,投资回报高,受到投资人的青睐。

七.荷兰商业地产的现状到底有多火?

荷兰银行公布的数据预测,任何想在不久的将来买房的人都会面临价格上涨;今年自住房屋的价格将平均上涨 14.4%,明年再上涨 11.5%。这相当于总共增加了 28%,相当于超过 90,000 欧元的差异。

当然,一些地区和城市应该期待更大幅度的价格上涨。例如,尽管阿姆斯特丹的房价在全国居于最高水平,但该市今年的涨幅可能最小(约 12%)。

与此同时,Almere 预计今年将增长 20%,预计 2022 年将进一步增长 15%。

八,越来越高的地产投资门槛,我改怎么参与呢?

一,选择未来上涨热点城市如Delft,Almere, Leiden, 通过私人商业贷款投资地产。 但面临的问题是启动资金门槛高(需要准备大约整个房产40%的资金),装修排期难,管理复杂,投资周期较长。

二,成立地产投资公司,融资,开发,管理地产。 但需要对本地商务,税务与地产有所了解。

三, 民间地产过桥放贷。 需注意借款人偿还能力,与在审核资质期间资金的闲置问题。

四,投资地产相关的理财产品。 在考虑本金的安全性后,享有资金在基金池的循环使用率带来的理财收益,并将资金交由专业基金经理后,空出时间收益。

 

Think Like a Real Dutch Investor—Personal Wealth Management Business Networking by Connect Now

Oct 1st is a memorable day. In the luxury and private golf club The Duke,  we had a great time with almost 20 international entrepreneurs, senior managers and professional investors.  Thanks to the speakers Dick, Co-founder of Kylla Capital and Marko, Chairman of nearly 100 real estate companies and managing director of ETM.  They guided us through an overall understanding of personal investment portfolios and provided in-depth knowledge of all aspects of real estate investment in Netherlands. Thanks to the event host Gaby Zeng , who is founder of Connect Now club and chairman of the Sichuan Chamber of Commerce in NL. She welcomed all guests and led the panel discussion. Let’s reflect on the key points of the discussion.

 

A.What isan investment portfolio ?

A investment portfolio is a collection of financial investments like stocks, bonds, commodities, cash, and cash equivalents, including closed-end funds and exchange-traded funds (ETFs). People generally believe that stocks, bonds, and cash comprise the core of a portfolio. Though this is often the case, it does not need to be the rule. A portfolio may contain a wide range of assets including real estate, art, and private investments.

 

B.The key points for an investment portfolio

Diversification is the core concept of investment. Risk tolerance, investment objectives and time horizons, and flexibility in demand for cash flow are all key factors.

 

C.Relationship between liquidity risks and returns

Generally, investment products with high liquidity and a high rate of return normally associated with high risk , such as stocks. Real estate investment is typically with low liquidity, high return and low risk. And if you look at for example Bonds, they are kind of investment products with high liquidity, low return and low risk.   Before investing, you need to evaluate your personal risk tolerance, investment goals, time frame, and cash flow to choose the suitable financial products.

The investment products from high to low liquidity are: cash, equity, funds, fixed income products (national debt), real estate, and commodities.

 

D.What are the advantages of a fund?

Investment funds are vehicles used to pool capital from multiple investors and used to collectively purchase investments. They provide considerable benefits over investing in individual assets. For example: diversification, lower trading costs, professional management, liquidity and convenience. For business owners, professional managers, or investors with limited time but certain amount of wealth, could use the time and experience of professional fund managers to reach the investment  goal.

We all know the risks of putting all eggs in one basket. A good fund can help you diversify investment portfolios , increase flexibility and minimize risks.

 

E.How can I participate in real estate investment in the Netherlands at the moment?

The Netherlands has one of the highest per capita incomes in the EU, with low unemployment, moderate inflation, and the Dutch government’s policies are transparent and stable.

 

F.What commercial real estate can be invested in the Netherlands?

Residential

Restaurants, hotels

Office

Agricultural land

Logistics Center

Central Kitchen

Among them, the logistics center and the central kitchen are affected by Covid19, and the field is easy to obtain, the return on investment is high, therefore they are favored by investors.

 

G.How popular is Dutch commercial real estate currently?

Data released by ABN AMRO predicts that anyone who wants to buy a house in the near future will face price increases; The price of owner-occupied homes will rise by an average of 14.4% this year and will continue to rise by 11.5% next year. This means a total increase of 28%, which is more than a difference of 90,000 euros.

Of course, some regions and cities should expect more substantial price increases. For example, Amsterdam has the highest house prices, but the city may have the smallest increase this year (about 12%). Whereas the price in Almere is expected to increase 20% and continues to increase 15% in 2022.

 

H.The entry level for real estate investment is getting higher and higher, how do I start?

  1. Individual investment

Choose popular cities such as Delft, Almere, Leiden and invest through private business loans. But the problem is that the entry level of starting capital is high (about 40% equity of the entire property value needs to be prepared), the decoration schedule is difficult to arrange, the project management is complicated, and the investment and return  cycle is long.

  1. Establish a real estate investment company to finance, develop, and manage real estate. But you need to have an understanding of local markettaxation and legal issues.
  2. Private loan

You need to pay attention to the credibility of the borrowers and consider the cash idle during the KYC procedure.

4.Invest in financial products related to real estate.

You take the benefit of the skills and risk management oversight of a professional fund management team. In a fund structure, you can access much more assets which would be difficult for you to individually acquire.  It’s easy and time saving for you. You need to pay attention to the liquidity and cost.
